Disclaimer: The information provided has been obtained from sources deemed reliable. Every effort has been made to verify the accuracy of the details; however, no warranty or representation is given, and no responsibility is accepted for errors, omissions, or inaccuracies, including but not limited to land size, floor plans, build specifications, or age of improvements. Prospective purchasers should make their own enquiries and obtain independent legal, financial, and professional advice. NDIS Specialist Disability Accommodation enrolment is held by a registered SDA provider and does not transfer with the sale of the property. A purchaser who intends the home to be used as SDA must arrange for a registered SDA provider (which may be the purchaser, if registered) to apply to enrol it afresh. Enrolment status, design category and any income figures for a particular home are provided on request, with the required warning notice, and are subject to independent verification. Under the Land and Business (Sale and Conveyancing) Act 1994 (SA), a Form 1 vendor's statement is served on the purchaser at least 10 clear days before settlement. Most purchasers have a cooling-off right of two clear business days under section 5 of that Act; the Form 1 sets out how it works and the exceptions, which include a purchase at auction and a waiver certified by the purchaser's own lawyer.
